Malia joined Tricia Swenson on February 29th, Leap Day, on Good Morning Vail to talk about a different area of Vail Valley than her previous appearances, Cordillera. Cordillera is comprised of four areas (The Valley Club, The Ranch, The Divide, and the Summit). Malia feels that if more people know about some of the amenities available both in Cordillera as well as options at the resorts of club amenities, many people would consider Cordillera more seriously that otherwise feel they must be in Vail or Beaver Creek before they make their purchase that they would consider buying in Cordillera.

January of 2016 sales volume was nearly identical to last year as compared to 2015 in terms of transactions but a lack of the sales in the most expensive categories of residential real estate meant that dollar sales volume was only 75% of the previous year. I can say that my "feel" of the early to mid-ski season residential real estate market in Vail is that it the most expensive properties in the Vail Valley (particularly in the $3 million and up category) have been slow in terms of showing activity although it has been hot in the up to $2.5 million range. I think we are a likely to see that the activity up to $3 million will continue to be highly active, but above $3 million will be lackluster in terms of closing in February and March. One reason for enthusiasm is that the online viewing activity for the $3+ million has been really picking up leading in to the spring when the luxury end of the market was hottest last year in terms of "under contract" activity. Sales close from late season contracts around late April, May and June; however, with an early Easter this year, shortening the season by 10 or 11 days, any late season action will be reflected in April and May mainly this year. We are coming into that period now so we shall see if last year's late season "pop" occurs again this season. If you are in town right now you will see how much bustle is going on.

The year-end numbers are in and 2015 was a solid year in real estate with the total sales volume at nearly 2 billion dollars with 2061 transactions. Approximately 1.7 billion was improved residential sales and the remainder were commercial or land transactions. This is a 12% increase in sales volume from last year. Here are some highlights. Good Morning Vail on TV8 welcomed Malia back to the studio on February 1 to discuss her exciting new listing at 1119 Ptarmigan Road. Eagle County real estate in November maintained its trend of increasing dollar volume and transactions year-to-date compared to 2014. Although certain locations have seen a return to the high prices of 2007-2008, this is typically in pockets of areas in Vail Village and Lionshead and other coveted locations and/or newer construction. Many locations are still not near past high sales prices. Inventory continues to be relatively scarce in the luxury market but buyers are still very savvy and want value and therefore are well educated prior to purchase. Whim purchases are far less likely in this climate.

September ended the 3rd quarter with the best month of the year in both dollar volume
and number of transactions. September sales volume were at $229,528,778 compared
to last year’s sales volume at $148,315,026, up 55%. September saw 236 transactions
this year compared to 188 transactions last September, a 26% increase.

Eagle County tipped the $1 billion mark in sales with 1,075 transactions so far in 2015. This is up 17% compared to last year-to-date. Vail Village accounts for more than 16% of sales with 52 transactions year-to-date and has the highest dollar volume totaling $175,198,708. Beaver Creek is the second highest accounting for $111,363,703 in sales volume with 56 transactions year-to-date.
